We create capital funding stacks that finance individual and phased capital projects which propels community development and enhances resident, local business, and neighborhoods quality of life and experience.
Public and Affordable Housing
With a dedicated focus on Public Housing, We oversee the planning and development process that formulates the project structure and creates the budget. Our forecasting tools assess project viability, while targeting potential funding availability through federal and private sources, grants, and community investments, as well as determining the value of equity sources such as tax-credits. By optimizing project funding stacks upfront, InnoVative Capital manages client and community expectations to execute financings to satisfaction of client’s, investors, lenders, and residents.
Our experience with mixed-income and mixed-use properties including engaging as a HUD and State Financing Agency interface on behalf of clients for RAD Conversions and Choice Neighborhood Initiative (CNI) Grants.
When financings incorporate tax credits (such as low-income housing tax credit or new market tax credits) we oversee federal and state tax credit applications with State Financing Agencies; manages the tax credit investor solicitation and pricing of tax credits.
For permanent debt lending, we direct the mortgage banking process with HUD MAP lenders, Freddie Mac lenders and Fannie Mae lenders. Additionally, when applicable we oversee the both the public-market and commercial bank municipal bond process
Economic Development
Our Economic Development practice encompasses full community strategic planning and stakeholder consensus building through financial execution. To modernize and grow communities, municipalities and counties must focus on promoting business development and hard infrastructure.
With a focus on tackling blight, food insecurity, as well as education and healthcare deficiencies, we work alongside its governmental and community-based organizations to create mixed-use developments, which often leverage existing commercial industries. Additionally, we offer our municipal borrowers access to low-cost financing to upgrade aging infrastructure such as broadband, water/sewage, roads, and bridges.
We bring together local and regional industry partners like academic-based and healthcare-related businesses, supermarkets, vendors, regional employers, and community stakeholders to transform stagnant areas into centers of economic and community vibrancy.
